REO CONTRACT INSTRUCTIONS!
Please make sure you read this ENTIRE PAGE and follow All instructions before submitting your offer! All questions are answered here if you have a question which is not addressed on this page send an email to Info@NancyAlert.com. You will receive an answer within 24 hours if the answer is not on this page.

Delivery of offers to: contracts@nancyalert.com or 866-763-5325 but NOT to both. I will not receive your offer if it is sent to any other email or fax other than what is listed above.
1. All Indymac/OneWest Bank Services, LLC properties must be listed for a minimum of 3 business days before the offer is submitted to the bank for review.
2. All contracts/offers are subject to Indymac/OneWest Bank Services, LLC Senior Management approval and any offers or counter offers by Indymac are not binding unless the entire agreement is ratified by all parties.
3. A $75.00 doc fee paid by buyer at settlement.
4. It is Indymac's Policy to request highest and best offers if there is more than 1 offer.
5. Once offer(s) are submitted and highest and best are in it will take approximately 5-7 business days for a response. When we know the bank's response we wilsend an email or call. We know your buyers are anxious for an answer which we will provie when received. Please do not call us for the bank's response!
6. Indymac Addendum A is required but, only if your offer is accepted. - NOTE-Altering any terms or language on IndyMac Addendum "A" willcause your contract to be rejected.
7. Submit your Offer Form, Addendum A, contract and addendum's including copy of lenders letter, proof of funds (if applicable),date within the last 30 days, copy of EMD, once your offer is verbally accepted as ONE attachment.
8. Once your offer is verbally accepted on-line it is still subject to review of contract, Indymac's Addendum A, and subject to senior manager's approval. Contracts may require outside approval, and therefore, may take up to 7-10 BUSINESS DAYS TO BE RETURNED TO YOU. Please set expectations with the buyers accordingly so they aren't contacting you, and you aren't then following up with me to have it returned after a few days.
9. Properties are sold 'as is'. Lender required repairs are the buyers responsibility if they exceed the amount of repairs requested in the original offer.
10. Proof of Funds must be included at time of contract submission if you are paying cash or if your down-payment is more than 5%. Lenders letter is required no exceptions.
11. If your offer is a cash offer but you are obtaining a loan, you will need approval from Indymac and your offer will be re-evaluated with the other offers utilizing financing.

13. Seller does not pay for Termite Inspection!
14. Earnest Money Deposit (EMD) must be payable to Key Title & Escrow if the property is in Virginia. Call me for Title company if property is located in Maryland or DC.
15. All of our Bank Owned properties are sold AS IS-consult with your lender regarding FHA & VA approval requirements for an AS IS property.
16. If you are doing a home inspection for informational purposes only DO NOT add a home inspection contingency form-BECAUSE you will not be able to get out of the contract if the inspection is for informational purposes ONLY!
Submit a completed contract with all required addendum's. If your contract is not complete including filling in the required listing agent information on page 10 of 10 of the sales contract it will be sent back to you. Lead Paint Disclosure require agent's initials and signature.
Make sure you are using the most recent updated contract and addendums!
